Major Chimney Masonry Work
If repairs are no longer enough, request a rebuild evaluation. Get a Free Estimate
There is a point where repairing individual joints or replacing a handful of bricks is no longer the most practical approach. A chimney with widespread spalling, major mortar loss, loose upper courses, movement, repeated failed patches, or extensive weather damage may need part of the structure rebuilt. The extent can range from rebuilding above the roofline to more substantial reconstruction.
CHIMNEY SWEEP BLOOMFILED provides chimney rebuild evaluations for Bloomfield and nearby New Jersey homes. We assess how much masonry has deteriorated, whether the damage is concentrated in one section, and what related components may need attention during the work.

Rebuilding is more involved than ordinary repointing because deteriorated masonry must be carefully removed and reconstructed. Before work begins, the limits of the damaged area need to be reasonably established. The chimney's height, roofline, flues, surrounding roofing, flashing, crown, and existing materials all affect the scope. Many rebuilds are driven by long-term water exposure. If the reconstructed masonry is left with the same unresolved water-entry conditions that damaged the previous chimney, deterioration can begin again. For that reason, a rebuild plan may also involve discussion of flashing, top-of-chimney protection, liner conditions, or other connected components when those areas are relevant.
The exposed portion above the roof often deteriorates fastest because it receives the greatest weather exposure.
When damage is concentrated in a section, rebuilding that portion may be appropriate while sound masonry remains in place.
Severe or widespread deterioration can require a larger reconstruction plan based on the condition of the existing chimney.
Flashing, crown, cap, and other water-management components may need to be considered while the chimney is being rebuilt.
| Service | Estimated Cost | Average |
|---|---|---|
| Small above-roof rebuild | $2,500-$5,000 | Varies by size |
| Moderate chimney rebuild | $5,000-$9,000 | Varies by height and masonry |
| Large or complex rebuild | $9,000+ | Detailed estimate required |
Rebuild pricing depends heavily on chimney dimensions, height, roof access, scaffolding needs, demolition, brick and mortar requirements, flashing, liner conditions, and how far deterioration extends.

We explain why rebuilding may make more sense than continuing to patch extensively deteriorated masonry.
A rebuild is an opportunity to address relevant flashing, water-entry, and top-of-chimney conditions at the same time.
We plan work around the chimney's location, surrounding roof, and the character of the existing masonry.
If your chimney has loose sections, widespread spalling, or repeated failed patches, request an evaluation to determine whether rebuilding is appropriate.

We assess how much of the chimney appears repairable and where rebuilding becomes the more practical option.
The scope identifies which portions of the chimney will be dismantled and reconstructed.
Relevant flashing, liner, crown, or other chimney components are considered as part of planning.
Approved sections are carefully rebuilt according to the established scope.
We explain what to monitor and how routine chimney care can help protect the rebuilt structure.
